Why shouldn't I just go the “For Sale By Owner” route?

It can be tempting to consider selling your home yourself and avoid paying a commission, but going the “for sale by owner” route can be extremely challenging… not to mention risky.

You’ll need to make repairs. You’ll need to ensure your home is found online by prospective buyers. You'll need to make sure your home is listed in all the right places. You’ll have to make yourself available for showings almost any day or time of the week.

It can be inconvenient, and it can also be dangerous. How do you know who’s walking into your home? It’s up to you to make sure the buyer is qualified. Do you know the difference between being pre-approved for a mortgage and being pre-qualified?

You’ll have no agent representation during the home selling process. You’ll spend a lot of time waiting.

FSBOs spend an average of 88 days on the market. With HouseBuzz, you don’t have to worry about any of the above and you can STILL avoid paying real estate commissions and service fees charged by similar companies.

How is selling my house with HouseBuzz different than selling through a realtor?

If you're going to sell your home through a realtor, that means showing and inspections. Inspections lead to costly repairs. You don’t have to spend your valuable time or money on repairs. You won't have to deal with any time-consuming showings. And, at the end of it all, you won't have to pay any commissions or closing costs.

Why should I sell my house to HouseBuzz?

We strive to beat our competition and pay the highest price possible in the market. You can expect a competitive offer along with great communication and transparency throughout the sales process.

When does my home go into escrow?

The escrow process starts as soon as you sign our final cash offer. Oftentimes, we can present you with our final cash offer the very same day we visit your property.

Can I keep my appliances when I move?

Yes. You can take your appliances and anything else you want. And you can leave any items you don't want. Just let us know prior to our offer.

How long does the home selling process take?

A traditional home sale can take months. With HouseBuzz, you can sell your home and close in as little as ten days. We can move as fast or as slow as you'd like. Learn more about our process.

What happens after I accept your cash offer?

The escrow process begins once you accept our cash offer. You let us know when you’d like to close, and we make sure we meet your timeline. From there, the closing process is pretty easy. We can send the closing documents and even the notary right to your home or office, so you won’t have to deal with any interruptions, distractions, or inconveniences. Learn more about our process.

How does HouseBuzz determine the offer they make on my home?

We look at a combination of factors with our buying formula, including: 1) the current real estate market in the area, and 2) the home's features and the level of repairs required. We will walk you through our offer process and answer any questions you have. Learn more about our process.

How is a walkthrough different than a traditional inspection?

A traditional home inspection is designed to build a list of all the repairs you need to make to your home and can take several hours or even days to complete. Sometimes it can take up a lot of your time as well. During this time, the home inspectors will inspect almost every inch of your house.

They will examine your water heater, furnace, plumbing, foundation, roof, attic, crawl space, appliances, electrical, basement, and more. They’ll open doors, peek into every nook and cranny, look into your vents, and even turn on your faucets, heating, and air conditioning. They’ll report back any item that is broken or not working properly. The buyer will then renegotiate their offer and/or require that you fix certain things before closing.

A HouseBuzz walkthrough is much less cumbersome, and we do it with you so there are no surprises at the end. We don’t perform plumbing tests, electrical tests, or mold tests. In fact, there are no tests at all. We just want to take a look at the inside of the house and get you a firm, cash offer to help you sell your house as quickly as possible.

How do I request a cash offer from HouseBuzz?

It’s simple. Just fill out the Get Started form or give us a call. A representative will then call you within 24 business hours.  We will give you a cash offer the same day.

What if I’m not in a hurry to sell?

No worries. We completely understand everyone has different situations and timelines. We can work with you on your schedule that you are comfortable with. Keep in mind, the market changes month to month. Our offers may vary over time, and our initial offer is only valid for a limited period of time. Once you are ready to sell, we’ll be happy to provide you with an updated offer.

Can I choose my closing date?

Absolutely! Your timeframe is all that matters. You can close in as little as ten days, or you can set your closing date a few months out if you need more time to pack and move. We can even work with you on our temporary occupancy program should you need to stay longer.

What is your temporary occupancy program?

If you need additional time to move after closing, this program is for you. Just let us know the amount of time you’ll need after closing (typically 7-14 days) and we’ll add this into our offer. We will typically require a portion of your proceeds withheld at closing until you have fully vacated. This will all be discussed at the in-home visit.

Do I need to make any repairs?

None whatsover. You won’t have to lift a finger. We'll buy your house as-is. That means you don’t have to hire a contractor, pay for it to be cleaned, or worry about expensive repairs.

What if repairs are needed on my home?

Don’t sweat it. We will buy your home “as-is,” which means you don’t need to repair, paint, or clean anything. Got a rusty old washing machine in backyard? It’s our problem now. Foundation issues? Roof leaking? No problem. HouseBuzz is a truly stress-free way to sell your home... especially if you don’t have the time or energy to go the traditional route.

Does selling my house to HouseBuzz cost anything?

No. Selling your house to HouseBuzz doesn't require any upfront investment from you. There’s no service charge, we don’t charge any commission, and you won't have to pay any closing costs. We also don’t require you to make any repairs prior to closing. We handle all that after we buy the property. HouseBuzz makes money after we fix it up and sell it.
